Florida firm seeks to build 26- & 19-story apartment towers at Piedmont and Lenox roads in Buckhead

Florida-based real estate company Crocker Partners LLC filed arezoning request with the city Feb. 12 for a 6.5-acre tract next to its18-story Prominence office tower in Buckhead to build two apartment towers of 26 and19 stories, according to an Atlanta Business Chronicle story.

The two proposed towers for the site at Piedmont and Lenox roads—atthe western end of the Buckhead Loop—would be one of the largest apartmentprojects in Atlanta.

According to the ABC, Crocker Partners would be taking a primelocation typically used for another office tower and instead develop apartmentunits, which the ABC called “a sign of the times.”  
Crocker Partners reportedly is planning its project in twophases. The first would contain the larger 26-story tower and 380 units. Thesecond phase would house a 19-story tower with about 322 units.
The Business Chronicle said Crocker Partners declined to commentabout the project.
At more than 760,000-square-feet combined, it’s one of thelargest projects planned in Buckhead since the office boom several years ago. Accordingto the ABC story, It could take much of this year to get its zoning, realestate executives familiar with the project said.
Crocker Partners will have to get a special zoning districtknown as SPI-12 extended across the Loop, according to the ABC story. The district is designed to encouragesuch things as greater walkability and open space.
The 26-story apartment tower would be the tallest in Buckheadsince Coro Realty Advisors LLC built 05 Buckhead, at Peachtree and Piedmontroads, a 20-story, 155-unit apartment project. Crocker Partners is also thefirst in recent memory to propose two towers on the same site.
The Buckhead and Brookhaven market last year started 1,473apartment units, according to The Reid Report, a publication that tracksapartment development. Already in 2013 that same market has 1,675 proposedapartment starts. It’s not out of the question that Buckhead and Brookhavencould start more than 2,100 units this year — the most since 2006.
MARTA has also likely paved the way for more development inBuckhead, narrowing its list of transit stations that are best positioned fornew mixed-use projects to five, including MARTA-owned land around theBrookhaven station on Peachtree Road and around its Lindbergh station onPiedmont Road.
